A coastal hotel and residential development opportunity in North Wales has come to market through specialist property adviser Christie & Co — a useful, if minor, signal of how UK seaside hospitality stock is being repriced this autumn. For operators closer to home, the more instructive data point sits one degree north: Scottish group Highland Coast Hotels has confirmed a £1m upgrade programme across four of its six properties along the North Coast 500 and Wester Ross.

The Menai Strait listing, briefly

Christie & Co is marketing Hotel Port Dinorwic as a seaside hospitality and residential development opportunity overlooking the Menai Strait. The agency is positioning the asset on dual-use logic — trading hotel today, residential conversion optionality tomorrow. No guide price, room count or trading schedule was disclosed in the initial release, which makes it worth treating as a market-tide marker rather than a comparable.

Where the £1m is actually landing

Highland Coast Hotels — founded in 2021, now running six properties: the Tongue Hotel, Kylesku Hotel, Plockton Inn, Royal Golf Hotel in Dornoch, Royal Marine Hotel in Brora and Lochardil House in Inverness — has pushed a £1m capital programme through four of those six. Managing director Kenny McMillan, in commentary reported by Yahoo News UK, framed the spend as a means of sustaining year-round employment in remote Highland communities while lifting the visitor experience.

Kylesku Hotel has been extended with four new guestrooms in the main building, and seven rooms at the adjacent Kylesku House have been consolidated under the Kylesku brand — taking the Assynt-area room count to 22 from autumn and winter. At Plockton Inn, all 10 rooms in The Haven block and the surrounding public areas have been fully upgraded. The group reports that the original beds and furniture were repurposed and reupholstered rather than replaced, a deliberate capex choice. Remaining Haven guestrooms and the guest lounge are scheduled for renovation in early 2027.

Lochardil House in Inverness has had a soft interior refresh in the guest lounge, with abstract Highland landscape work by local artist Joanna McDonough alongside upgrades to all 12 guestrooms in the original building and garden wing. Earlier in the year the operator reopened the Brass Tap at Tongue Hotel, one of Scotland's most northerly historic pubs, with a new outdoor terrace looking across the Kyle of Tongue towards Castle Varrich, Ben Loyal and Ben Hope.

Capital allocation logic for coastal operators

The group is holding shoulder-season rates from £99 per night B&B on a standard double — a deliberate price floor to keep winter occupancy working rather than chase short-term ADR. For any East Lothian or Edinburgh-coast operator weighing capital against calendar, the pattern is the message: soft refurbishment, repurposed FF&E, incremental room additions kept inside an existing brand.
